2. TERM. The term of this Lease begins on November 1, 2026 and ends at 11:59 p.m. on October 31, 2027 (the "Initial Term").
3. AUTOMATIC RENEWAL. Unless Tenant delivers written notice of non-renewal to Landlord not less than ninety (90) days prior to the expiration of the Initial Term or any renewal term, this Lease shall automatically renew for an additional term of twelve (12) months on the same terms, except that Monthly Rent for any renewal term may be increased by up to eight percent (8%) at Landlord's sole discretion. Notice by email or text message shall not be effective.
4. RENT. Tenant shall pay monthly rent of $1,850.00 ("Monthly Rent"), due in advance on the first (1st) day of each month, without demand, deduction, or offset.
